Our maps are available on-line. However, at this time the maps are not "searchable" on-line. If you have an inquiry on a specific property, please do not hestitate to contact our office. We will require the name of the Municipality/City/Village in which the property is located and the tax roll number of the property in question. With this information we can provide you with the zoning requirements in relation to building, subdivision, and/or land development. Please search the tabs, below:
Each Municipality has a Zoning By-law which regulates buildings, structures, and uses on land. Each land parcel has its own zoning, as shown on the maps, below. This zoning can be checked against the Zoning By-law document to determine permitted, conditional, and/or not-permitted buildings, structures, and uses on the property in question. The current Development Plan is By-law 122. This By-law regulates development in our planning district. Development Plan maps provide "designations". The Development Plan maps are the basis of the Zoning By-law maps. Our office has a copy of the Village of Dunnottar's Development Plan document available in-office only at this time. Lidar Mapping is a method of determining surface elevation data by flying over the land. The data shown provides both a numeric elevation and a visual colour grid. The colour grid is simply a visual aid with blue indicating the lowest land and red indicating the highest land. Please note: Colour grids between municipalities are not transferrable; meaning you cannot print out one municipality's maps and compare it to another municipality's maps based on the colour grid. The numeric elevation IS transferrable between municipalities. Also, please note: Data provided on water is a surface elevation, not a bathymetric (river bottom) elevation. The data is separated into each municipality, and broken up into several maps. Each Municipality has a "Legend Map" providing a legend of the areas each map generally explores. This Designated Area restricts On-Site Waste Water Management Systems. The location of the fields is determined in part by Manitoba Conservation and in part by the respective Rural Municipality for future local sewer and/or water connection. Generally, the Rural Municipality in which you are building will request that the holding tank be placed towards the front of the property (road side), so that any future financial burdens may be minimized. The only exception is in the Village of Dunnottar where the septic tank must be placed in the same yard as the majority of septic tanks in neighbouring properties (those properties on the same side of the road as your property).
